183 LongHaus (former Long House) situated at 183 Upper Thomson Road is a freehold mixed used development by Tee Land Limited. Kovan Treasure, at Upper Serangoon Road, is a new launch mixed development by Asset Legend Limited. The project is located near Kovan MRT Station, is for residential and first-storey commercial use. The project has a maximum gross floor area of approximately 326,060 sq ft.

The Wisteria (99LH, D27)

The Wisteria is a mixed development at Yishun Avenue 4 by Northern Resi & Northern Retail Pte Ltd. The project consists of 216 residential units and 2 level of retail mall, The Wisteria Mall. The Wisteria Mall will comprise of 72 retails units and 33 F&B units including supermarket and food court at level 1 and basement 1 respectively. The commercial part will be established and managed by Northern Resi Pte. Ltd. Acting as a single strata owner, businesses will open more choices and will be shaped according to the residents’ needs and expectations. The project has a maximum gross floor area of approximately 294,152 sq ft.

New Launches - Executive Condominiums

There should be another EC, developed by Qingjian Realty, situated along Sembawang Avenue and Canberra Link that will be launched some time later in 2016.


Parc Life (99LH, D27)

Located at Sembawang Avenue, Parc Life is the latest Executive Condominium jointly developed by Frasers Centrepoint Limited and Kheong Hong Pte Ltd. WanderVale EC (99LH, D23)

I predict that the take up rate for the Toa Payoh Condo will be very high, even possibly selling more than 90% by the first month of the launch. There should also be another 4 or more private condominium launches for the rest of 2016 and that should be about it.

This condominium at Sturdee Road is developed by Sustained Land (S L Capital 1). The 30-storey development is located near to 2 MRT Stations, Farrer Park MRT Station and upcoming Bendemeer MRT Station. The 37/38 storeys high-rise condominium is within 7-8 mins’ walking distance to Braddell MRT Station. This is the first private condominium launch in 7 years in the highly sought-after area.
